Fire safety law for non-domestic premises

All premises used for non-domestic purposes, with some exceptions, fall under the 'Regulatory Reform (Fire Safety) Order 2005', which is designed to ensure a minimum safety standard.

Under existing regulations, every business must have a dedicated 'responsible person'. Most organisations employ a professional fire safety company to ensure stringent compliance, but the alternative is to provide a person with ownership or degree of control of the building with responsible person training. 

The responsible person is required to carry out duties including conducting a fire risk assessment. If there are more than five employees, the fire risk assessment must be written. Fire safety law for domestic property

This area of law is covered by both the Housing Act 2004 and the Regulatory Reform (Fire Safety) Order 2005. An excellent guide on fire safety provisions for certain types of housing has been published by LACORS. Consequences of Non-Compliance with Fire Safety Law

The largest ever fire safety fine secured by the London Fire Brigade against a private individual was as recent as 2015, when a Bayswater hotelier was fined £200,000 plus £29,922 in court costs. He was also handed a four month prison sentence. Breaches discovered and later not remedied included the absence of a fire risk assessment and fire doors, and inadequate fire detection systems and emergency lighting.
