Guide to fire safety regulations for hotel owners and managers

Protecting guests in your hotel or bed and breakfast accommodation is a primary obligation for owners and managers. Fire can spread quickly, with the potential to injure and kill – for this reason there are strict laws regulating this industry in order to protect the safety of overnight visitors. Legislation in this area is laid out in various Acts including Building Regulations and The Regulatory Reform (Fire Safety) Order 2005. If you're not a fire safety professional, the legislation can seem difficult to understand. The four points below offer essential information on the actions you should take to keep guests and staff safe:

  1. Book a fire risk assessment. Your first and foremost duty is to assess exactly what the risks are, and how they can be minimised. This task can be carried out by the hotel's 'Responsible Person' (usually the owner or manager) but it's a good idea to consult an accredited fire safety engineer with experience in conducting fire risk assessments in hotels - especially if your hotel is a large and complex premises or a listed building.
  2. Install necessary fire safety and protection equipment. This is likely to include smoke alarms, fire alarms, fire extinguishers and fire doors. No two properties are the same, and there's no such thing as a 'one size fits all' solution for every hotel or guest house. Again, it's important to consult trained experts who can tell you exactly what's needed to comply with the law. Ideally, equipment such as fire extinguishers should be fitted by professional engineers.
  3. Train staff. All employees should be trained in fire safety 'good housekeeping', for example they should be aware of the dangers of blocking fire exits or storing flammable materials close to sources of ignition. As well as learning how to prevent fire, staff should also have a clear understanding of the procedures that must be followed in the event of an emergency.   4. Maintain and repair. It's vital that equipment is regularly checked to ensure it's in full working order. Some simple fire safety checks should be carried out daily (such as checking all escape routes are clear), while others might be monthly, six-monthly or annually. You must have relevant safety certificates for electrical and gas appliances and fittings, whether these are in guest rooms, dining areas, kitchens or staff accommodation. Failure to comply with the law can have serious consequences, including large fines and/or a prison sentence.
